Develop a perspective on the growth and related future spatial needs of Brightlands Chemelot Campus including a thorough review of locations to facilitate this future growth.
Project summary
The Brightlands Chemelot Campus kicked-off as the R&D location of DSM. Currently, the Campus houses 55 companies with almost 2,000 employees. The focus is on R&D and pilot production of performance materials, bio-based materials and biomedical materials. The continuation of the growth of the last years cannot by accommodated fully on the current Campus site.
Our approach
In order to determine the space needs of the Brightlands Chemelot Campus (BCC) in the next 10 years BCI assessed first of all the expected growth of the existing companies. Also, the potential for attracting new companies and their projected growth has been taken into account. New companies included start-ups, regional companies looking to relocate to the Campus as well as potential investors from elsewhere in The Netherlands or from abroad.
The future development of these different target segments has been assessed for 4 scenarios, varying in terms of economic market perspective for BCC (high, low) and attractivity of the Campus (high, low). For all scenarios employment forecasts have been made as well as space needs, taking into account the specific (building) requirements of R&D operations and pilot plants.
Result
A thorough, balanced expansion plan for the Brightlands Chemelot Campus with buy-in from all key stakeholders.
