Feasibility study on the concept of city logistics and deployment of a large intermodal city hub in Amsterdam on behalf of CTP (a large logistics park developer).
Project summary
CTPark Amsterdam City will comprise of 120,000 sq m Lettable Floor Area (LFA) and will be located right in the heart of the Netherlands’ excellent infrastructure and holds a pivotal location in one of the most densely populated areas in Europe. CTPark Amsterdam City is strategically located in the Port of Amsterdam, the 4th busiest cargo port in Europe. It provides direct access to the city center (7 minutes by water) and the ring Motorway A10 (3 minutes). The park will set a new benchmark in terms of sustainability. It facilitates emission-free logistics, contributing to tenant’s sustainability goals and those of the municipality of Amsterdam. The facility is designed to reduce transport movement and thus emission by combining goods and (return) packages.
Our approach
Our task was to take a close look at the concept and describe a review on the concept in terms of floor space indexes, rental prices, accessibility and target groups.
Result
Based on the interviews and our company experiences within the field of city distribution the following results have been reported:
- ALC is a new urban logistics hub-concept due to its size and its specific location across the harbor of the City of Amsterdam.
- Comparable examples of this kind of Large Multilayer Multifunctional buildings can only be found in huge metropolitan areas such as Paris.
- The first clients now entering the building are expected to have full operations within the next years.
